Abstract

Pemeliharaan infrastruktur asrama mahasiswa merupakan elemen krusial dalam menjamin keselamatan penghuni,
kenyamanan tinggal, dan keberlanjutan fungsi akademik di lingkungan pendidikan vokasi. Penelitian ini bertujuan
untuk (1) mengidentifikasi jenis dan persentase kerusakan komponen struktural, arsitektural, dan utilitas pada
Bangunan Asrama Putra Politeknik Negeri Manado (POLIMDO); (2) mengestimasi biaya perawatan secara
realistis berbasis Analisis Harga Satuan Pekerjaan (AHSP) Permen PUPR No. 8/2023 dan harga pasar lokal
Manado 2025; serta (3) merumuskan rekomendasi strategi perawatan berkelanjutan yang selaras dengan roadmap
pengembangan kampus. Metodologi penelitian mengacu pada Permen PU No. 24/2008, dengan pendekatan survei
lapangan, dokumentasi visual, dan analisis kuantitatif terhadap 3 sistem utama bangunan. Hasil menunjukkan total
tingkat kerusakan massa bangunan sebesar 25,64%, dengan kontribusi dominan dari lantai (9,77%), plafond
(7,81%), dan atap (6,80%). Ditemukan pula anomali perhitungan (nilai negatif) pada komponen plat lantai dan
MEP, yang telah dikoreksi secara teknis. Berdasarkan hasil identifikasi dan volume kerusakan aktual, estimasi
biaya perbaikan prioritas (komponen dengan kontribusi >5%) mencapai Rp 487.650.000. Penelitian ini
memberikan model praktis bagi pengelola kampus dalam pengelolaan aset fisik secara preventif, efisien, dan
berkelanjutan.
